How it works
From acquisition brief to private introduction.
Every search starts with a buyer's brief. We search beyond marketed stock, research the likeliest sites, drop the weak ones and approach the owners of the rest privately. Where an owner is open to talking, we make the introduction.
Five stages
01
Search
We search the full target geography and relevant sources, not only properties currently being marketed.
02
Assess
Relevant properties and sites are reviewed against the location, use, scale and physical characteristics that matter to the brief.
03
Verify
We bring together relevant ownership, occupancy, planning, access, infrastructure and surrounding property context.

04
Qualify
We test the situation against the acquisition requirement and remove weak candidates.

Introduce
Where the situation appears to fit and the relevant party is open to a conversation, we make a private introduction.
A qualified situation, put to one buyer.
- Buyer brief
- Relevant asset
- Ownership researched
- Direct conversation
Different briefs require different checks.
What we check depends on the brief and the site. It may include the following, though not every item is known or relevant for every site.
- Use and scale
- Access
- Relevant infrastructure
- Planning context
- Ownership and occupancy
- Surrounding property context
- Reasons a private approach may be worth pursuing
When we make an introduction
We introduce a buyer and an owner when the site fits the brief, the ownership position is understood and the owner is open to a private conversation. An address match on its own isn't enough.
Our role is origination and introduction. Valuation, negotiation, legal, planning and technical advice are handled by the parties and their own professional advisers.
